Selling an Estate Home in Kingston, Ontario. Without the Overwhelm.
A step-by-step real estate service for executors, estate trustees and families who need to prepare, manage and sell a loved one's property.
I’m sorry for your loss.
Selling a home after a family member has passed away is different from a typical real estate transaction.
There can be emotions, family decisions, household contents, repairs, paperwork and timing — all happening at once.
You don't have to do this alone.
My role is not simply to put a property on MLS. I help organize the process, identify what needs to happen, coordinate the moving pieces and keep the family informed.
The objective: make the process organized, manageable and as stress-free as possible.
How to Sell an Estate Property in Ontario.
The Estate Concierge Approach.
One point of contact to help coordinate the property, contents, preparation, marketing and sale.
Estate Home Checklist
Do I need probate before selling an estate home in Ontario?
It depends on how the property is owned and the circumstances of the estate. Your estate lawyer should confirm the estate trustee's authority and whether a Certificate of Appointment is required before the property is listed or an Agreement of Purchase and Sale is signed.Use this as a working checklist. Not every estate requires every step, and the order can change depending on the property and the family's circumstances.
Before the home goes on the market
Getting the property sold
What happens to everything in the house?
Families often find the contents of an estate more overwhelming than the real estate itself. You don't necessarily have to sort, price and sell everything yourselves.
Keep
Identify family keepsakes, documents, photographs, valuables and personal belongings before other work begins.
Sell, donate or remove
Depending on the contents, I can help connect the family with appropriate estate-sale, auction, donation, removal or cleaning professionals.
Not perfect. Prepared.
The goal isn't to renovate an estate home until it looks brand new. The goal is to determine which improvements can realistically protect value, improve buyer appeal or reduce objections.
Your home will be marketed — not just listed.
Professional presentation
Photography, compelling property copy, online presentation and strategic launch timing designed around the property.
Buyer exposure
MLS exposure supported by digital marketing, social media, buyer outreach and targeted promotion where appropriate.
Experience matters when things get complicated.
Licensed since 2008
Experienced in Kingston and Eastern Ontario real estate, pricing, negotiation and transaction management.
Real estate + media experience
A strong digital and media background supports professional property presentation and modern marketing.
A coordinated professional network
Where appropriate, I can help connect families with trusted professionals for cleaning, contents, removal, preparation and other estate needs.
Clear communication
You will know what is happening, what needs a decision and what can wait.
We don't have to make every decision today.
Start with a conversation and a walk-through. We can determine the home's value, review the checklist, identify the moving pieces and build a practical plan before you decide when you're ready to sell.
Let's make the next steps simple.
If you are helping a family settle an estate, I'm happy to meet privately, walk through the property and explain what I would recommend — with no obligation to list.
